Our snagging list services is targeted at clients who have purchased a new-built property. Most people who buy new-built homes are under the impression that these properties come with no repairing obligations compared with older properties. However, this is not correct as many new-built properties have fundamental repairing problems. For this reason, our RICS Chartered Surveyors specialise in preparing a snagging list, which documents all defects that the developer is duty bound to repair.
Our RICS Chartered Surveyors provide dilapidation report for landlords and tenants who are in dispute over repairing obligations at the end of a tenancy. More importantly, a dilapidation report is useful at identifying if there have been any unauthorised alterations to the property which need to be returned. It is good practice for landlords to obtain a condition survey before letting their property to aid in proving the property was in a reasonable condition before the tenants occupied the property.
