RICS Level 1 Survey: Condition survey

What’s included?

The report details the condition of the building including its services, and grounds. It will also provide an assessment of any defects or problems found during the inspection using a traffic light system. It will also document the relevance of legal issues and/or obvious risks to the building, people, or grounds.

The traffic light system for the condition rating

Level 1 / Green: no action required
Level 2 / Amber: defects requiring attention and repair but not urgently
Level 3 / Red: serious defects requiring urgent attention and repair

A RICS Level 1 Survey, known as the condition survey report, does not include advice on repairs or ongoing maintenance, and where the surveyor is unable to
reach a conclusion with reasonable confidence about any aspect of the property, the report will provide recommendations for further investigations.

How long does the survey take?

The survey time is dependent on the property size but this type of survey usually takes between 1-2 hours. We offer a same-day return on the report for this survey.

RICS level 2 survey: homebuyers report

What is the RICS level 2 survey?

The Level 2 survey is also referred to as the Homebuyer report. The Homebuyers report entails a visual inspection of the property to assess the overall condition of the building, including notifiable defects. The report will help the buyer make a reasoned and informed decision on whether or not to proceed with the purchase. Please note our surveyors are not allowed to advise you to proceed with or withdraw from a purchase.

Alike the condition survey, this survey also has the traffic light system for its condition as seen below;

Level 1 / Green: no action required
Level 2 / Amber: defects requiring attention and repair but not urgently
Level 3 / Red: serious defects requiring urgent attention and repair

What is included in the survey?

✓ Visual inspection of the property designed to assess its overall condition and state of repair
✓ Highlighting major faults and defects and their possible implications, along with recommendations for further action
✓ Visual inspection of all building elements inside and out, including walls and ceilings, roof and guttering, windows and doors
✓ Visual appraisal of services including gas/oil heating, electricity, water and drainage, with recommendations for further inspections where necessary
✓ ‘Traffic light’ grading system used to indicate the severity of any defects identified
✓ Highlighting any urgent repair issues as well as future maintenance requirements
✓ Where applicable, observations about planning & building control, disputes and other legal matters, for further investigation by the conveyancer.

Our homebuyers report starts from £500 including vat.

Please note the homebuyers report can have a valuation added to it for an extra cost.

RICS level 3 survey: Building survey

What is the RICS level 3 survey?

The building survey entails a comprehensive inspection of the property to assess the overall condition of the building, including notifiable defects and fixtures. The report will help the buyer make a reasoned and informed decision on whether or not to proceed with the purchase. Please note our surveyors are not allowed to advise you to proceed with or withdraw from a purchase. This report is usually commissioned for heritage buildings or old buildings as they may present structural defects or have protection against changes.

This survey has the traffic light system for its condition as seen below.

Level 1 / Green: no action required
Level 2 / Amber: defects requiring attention and repair but not urgently
Level 3 / Red: serious defects requiring urgent attention and repair

What is included in a building survey?

1. A comprehensive inspection and detailed report.
2. An assessment of visible defects found and problems that may occur if remedial action is not taken.
3. Estimated costs of repairs may also be included as an option.
4. Please note a valuation does not come with this survey. However, a separate discounted valuation option is available.
